My cleaners take care of the laundry on site with our high capacity washer and dryer. 

You could add shelves with/or a breakfast bar along the empty wall to give it completeness and more functional space and modern look and maybe add lights over the L that makes the room barrier.Since you have water running to that laundry room see if you can put a quarter bath in there along with the washer/dryer.

Other revenue options: reserved parking, washer/dryer rents, etc, RUBS, etc.  

I need washer, dryer, dish washer, gas range, refrigerator and over the range micro wave.

Just from the look of it, the washer and dryer and dishwasher might not be in great condition or working properly.

Four lines, and a total of 30 amps per unit means that luxuries like a garbage disposer and a dish washer are likely to cause more trouble than they are worth.

Would you fix up some drywall, maybe replace a corner of carpet or a few floor tiles and repaint, etc. or would you go above and beyond and go as far as replacing the existing appliances and washer/dryer too?

My houses always included a washer and dryer and she said that was nice - she liked that about my place.She read the lease and found the clause about her paying for water & sewer.

Redoing all the plumbing to accomodate new shape and adding washer and dryer upstairs.
