Someone brought me a buyer that offered $99,000, w/ $25,000 down and the balance to be paid over the next 4 years.We got the contract notarized and recorded today and I turned the property over to the new buyer. 

Employer of 7 years ready to sign a notarized promissory note guaranteeing the rent.

If not, are there any other options available that have low down payment requirements such as this one?

I was wondering if there was a legal contract that would be notarized that would  allow me to finance the deal through the owner.

If that is the case and they do sign a quit claim deed, notarized of course, over to you make sure you are prepared to pay the existing delinquencies. 

They caved.I had another village that the school required me to fill out some occupancy thing and get it notarized.

Sign the assignment, trade the money, get the doc notarized and your done.  

@Ray Burrola that is a tough situation but definitely get  a signed notarized contract. also call the lender because I assumed my fathers mortgage and wells Fargo said they don't care as long as I keep paying. 

Ironically one of the hard parts for me was getting things notarized.
