This single family home will need about 60K in rehab and presently are looking for loan vehicles to make needed repairs to put home on market.

A charitable trust can be a great vehicle to provide income to you/your spouse during your life while also providing an income tax deduction on the asset you contribute to the Trust.

PSS  if your business model is to buy NPN and then go straight to foreclosure IE its a vehicle to buy property that is a different partnership.. 

It would produce a good cash flow if I rented it as a whole house rather than by bedroom.I'm tired of having roommates, but I'm not tired of having someone pay my mortgage.
