I'm wondering if anyone has any good insider advice, tricks, miracles that might assist me in this undertaking.

We will facilitate everything from re-decorating to getting the     carpet cleaned at a very reasonable price through our Vendor Network

It is on the second floor which I think makes that more valuable to the tenant but also would likely be a 1500.00 minimum undertaking and I'm not sure it would raise the rent enough to justify. 

This was my first Holiday season since undertaking this Real Estate adventure.  

Replacing the device is not a huge under taking.

Lee Scarlett honestly 120 doors is a huge under taking.

I strongly recommend that you strengthen your overall personal financial health before undertaking real estate investing and leveraging yourself with additional debt.

All of this may have had enormous bearing on the GCs not wanting to undertake your proposed project, or, conversely, you could be exactly right.I think you'll agree you're well out of your depth on this one, and obviously nobody whom you can trust with the construction knowledge you need is there on-site.

Also, did they make you redecorate your unit?
