Hello, I am from Taiwan and have been doing real estate investment for 7 years.For the past 7 years, the house price here has been going up and is almost tripled comparing to the price 7 years ago.I mix flip and buy-and-hold strategies usually.But I don't know if it is still right time to do buy-and-hold now, it is hardly to have positive cashflow for the market price now (even 20% lower than the market price).I am also considering of selling some rental properties because of the incredible appreciation, but I don't know how many percent of numbers of houses I should sell and take cash back.If the price keeps going up and I take cash back, it would be harder and harder to find good deals.The value of houses are going up and the value of cash on my hand is going down.Could anyone give me some suggestions?

Initial cash flow can be thin but you will find lots of the traditional Boston "Triple Deckers" to consider.

I do have a few ideas in which I might approach some of my friends and relatives who were too risk adverse to become Venture Partners.Generally, they don't even make more than 3 or 4% on their money.After watching me create millions of dollars of profit for my Partners and I, they are willing to trust me if I give them a better return on what they currently earn.In other words, they consider me a Triple A Bond while the Note Investor who has no personal knowledge of me thinks I'm a Junk Bond!

Good points on triple checking the local ordinances which I will do to dot that "i" but the local economy is highly dependent upon tourism and given its rather remote location there aren't many hotels but there are similar STR businesses in the area.
