If it’s touristy short term would probably thrive.

I'm looking for some insight, but in my opinion I read that as an area that is thriving ?

There's a commercial airport that makes it just a one hour flight from SFO or DEN, plus a thriving tourism/vacation rental business (ex-covid) along the Coast, an outdoor recreation mecca,  and some world class golf courses that cinch it as a somewhat well kept secret for rich golfers.

Although some casinos are open and tourism is thriving once again, the Governor of NV brought us back to phase 1, closing down bars and some restaurants (again).

I'm looking for that sponsor that has experience with an investment opportunity that will thrive in this pandemic.

@Luke Carl is in Gatlinburg so he can help out there.If I was looking personally, I would focus on markets that thrive on tourism.

I don't have any personal experience with them but they seem to be thriving so I assume that means they are reliable.

If you have the capital to invest, there are probably a decent amount of small business consultants (I happen to be one of them) that would be happy to partner with you in an arrangement where you would provide the capital and the consultant provides the know how that would help your business survive and thrive.

As @Curt Smith and @Matthew Nicklin have said, there are several thriving REIAs / Meetups in ATL.
