I stay there about 10 days every quarter and NEVER when the temperature is below 60 degrees. 

What mold needs to grow, Food source(wood, glue, organic material), Temperature, and Moisture.Cleaning the surface with chlorine and water only kills the superficial part of it but like most weed, unless you remove the hyphae(main root) and the mycelium (collection of roots) from the wood components all you are doing is a surface patch.

All the temperature danger zone stuff scares you especially with pepperoni, sausage, hamburger, cheese etc.

So the upstairs unit has no temperature control.

That's not really unique to college rentals but don't forget reminder calls in sub-freezing temperatures.  

I could see it being used for heat maps on prices, for neighborhood demographics, owners vs. renters, zip code temperatures, new planned entertainment areas that may increase appreciation, cash flow averages for parts of cities. 

Instead, I underwrite a lot of deals and see where these assets ultimately trade, so I can see the temperature of the market (that’s really what cap rate is) first hand.I feel like I have to piece my analysis together with google searches one by one, and as an amateur in analyzing the multifamily market, I haven't identified the sources that publish some of these forecasts (however bad you think they might have been) or the ways to get basic raw data - like cap rates and information on typical debt financing structures.You’re right—this data is hard to find, and if you find it without paying for it, it’s worth exactly what you paid.

Normally you have a couple of days before the temperature in a house will drop enough for pipes to freeze, but the wind has the ability to create a bit of a vacuum on the lee side of the property and literally suck out warm air and can bring inside temperature to below freezing quickly.

The temperature in the home should be no lower than 60 degrees.

I've used the vinyl plank flooring and it doesn't last long in a varied temperature.
