I didn't plan on my first bigger pockets post to go into this much detail and vulnerability but if I am to be discredited so quickly as merely a meetup request then maybe i do need to provide more detail and transparency.I'm always excited to meet new and talented RE brokers, so if you have some experience and network into some multi-family investments in D.C. or VA area I would love to connect!

@Patrick Sanders, for our flips, my husband has a natural talent for changing layouts (no formal training) and I handle the design of the flips, with a some input from my husband.  

She has a talent for handling sticky situations fairly but firmly.

I'm hoping someone is able to direct me or refer me to such a talented lawyer that everything can get sorted out and structured properly in time to save these deals. 

Each investors has their own appetite for risk, talent, desired return, credit, etc...

Of course there will be a learning curve but I think I can develop the talent of talking to motivated sellers and building rapport. 

It would be more arduous to find good talent there than to do it myself!  

The contractors are really reliable and talented but do really high end work.
