I personally chat with each and every guest before, during and after their stay.I can see having automated bot responses, but every one I have seen still looks like an automated response from a bot.

Just make all the kids responsible.

After several months of trying to get code enforcement to clear us and not getting any response from there end, and escalating to a superior who apparently did nothing, we considered the matter closed.

Looking forward to some creative responses and hopefully a tax attorney referral!

But when you can qualify and deal with the process before then - usually worth it to do bank options like this until you hit the scaling point (could be 3 rentals could be 5, could be 10 etc - no real "hard and fast rule") Thanks for the response, Robin! 

And Tenant is responsible for Landlord's reasonable legal fees.And make sure you strictly adhere to these guidelines.
