Tons of competition out here especially in Scottsdale so I stay out of areas with a ton of competition because I don't want to pay a premium on the purchase and then have to spend a ton more to furnish to keep up with the other STR's in the area.I bought mine in the cities close to where people want to be, but still far enough away that I could afford a bigger house. 

These days homes can be extremely expensive and I'm not going to spend my hard earned money to settle for a home that has all these funky changes.   

I do not want to spend 20k to replace roof if current old roof still has more years of age left.

Have you looked in other counties where you could spend $275K to $300K for a 2-4 unit.

You may need to spend a few hundred dollars to get a lender name change if the new lender requires that, but depending on when you rate locked you may still end up saving money with a new lower rate.

The best ones typically cost more than investors want to spend.  

This has helped me understand my spending when I was saving for a downpayment, and now helps me track certain expenses I need to submit for taxes.

I spend 3 hours on Redfin and Zillow, but it's hard to look for something when I have no idea what to look for.
