You mentioned the guy had saved some money, now that might be an issue in a short sale, the bank will want some of that, so in order to keep his cash he may need to trade that off with his credit dinged for 3 years, if he changes his ways he can put that behind him, it's not a life sentence and the lesson learned might be a good start in being a better provider for those kids!
