I guess this would be an unpopular opinion, but also known to be true in some cases: many flippers lack creativity, and/or are looking for the fastest/easiest way to make a buck.I do agree that colors are subjective and if you are not good with color, you can create a monster.

I know for a fact if an agent put in the effort described above for a year they would make far more than 14k and would be building a monster referral base they can market for years to come.

If the seller finances below prevailing interest market rates then the IRS could have imputed interest provisions but that is for the seller to decide on and discover.Put a clause in there that when market interest rates fall to 4.5% or lower for a period of 60 days and a similar amortization schedule is available for at least 5 years fixed then borrower will refinance the seller out of the seller financed loan BUT if 5 years pass and rates are not 4.5% or below then an automatic extension of the fixed rate note for another 3 years.This way borrower not getting hit with a monster market interest rate reset and having to put a ton down to refi.

A lot of the methods I would suggest involve Cold Calling so I encourage you to get really good at making cold calls and have a solid elevator pitch without sounding robotic.

Add that to the horrendous performance of our public schools, and kids are basically just wasting time between the ages of 6 and 21...and are happy to do so...Until society starts to value (and recognize the value of) education again, and until our public schools stop trying to churn out robots with "employee" mentalities, this nation is only going to keep falling further and further behind in many areas where it previously dominated...Just my opinion, of course...
