Sometimes it is refreshing to hear that they are no familiar with XYZ or unsure of an answer. 

Just a basic refresh What was the outcome?

., that is never intended to be eternal, it's like socks, there made for use and then to be refreshed at certain intervals. 

You're in Hawaii, I may be way off, but your land values are tied heavily to the Japanese investment market. 

Ultimately buyers or renters are willing to pay more when they feel like they are getting something new or refreshed.

-going off of DIY, I like to keep a list of links to awesome DIY youtube videos/channels for reference on certain jobs to quickly refresh myself if it's been a while.

But even so.. the buyer wanted the house painted inside and out  14k sq ft  all sorts of flooring changed out  plumbing electrial you name it.. my wife brought in all our new construction subs and even at that I suspect her client spent 500 to 700k  refreshing this mansion.
