Any advice or referral to resources would be greatly appreciated!

I'm more or less looking for an agent that can help me analyze the market and in return, we build a relationship of trust over time, in that time I'll send them referrals, and when I'm ready to leap, I'll have an agent on my team that I am comfortable with and already have a relationship with of trust with.

You get a referral like you did from your realtor and you're borrowing his or her social equity with that contractor, then I can see the contractor doing a one off.

Referrals from other investors are probably the best.However, the really successful ones may not time for newer investors.

I would absolutely follow up with @Zach Mitchell as well who so kindly offered to look at your property and who might have a referral or two to suggest.The fact that they brought out the "we have doctors and lawyers..." line is a huge red flag to me.

You could also call up the listing agent and ask for a referral.
