If you own this as a rental then there is not homestead exemption and you'll pay much higher tax rate than a resident/owner occupant in SC. 

Daniel,Memphis is a great market for investors and we have continually seen growth in both rental rates and property values. 

I've been looking at a lot of smaller towns around Cleveland, Ohio and have noticed there are a lot of seemingly decent cash flow properties, but more around the 1.5-1.8% rate.

Our 275 sq ft furnished garage should rent for $1600 - $1800/mo and the only extra fees compared to long term is $99/yr to post on furnishedfinders.com. ...I should have this finished by the end of next month, so can keep you updated on whether this plan works and what we rent for. 

However, some amenities consistently deliver high value because they attract more bookings, increase nightly rates, or result in better guest reviews.

@Mike Beer, after being in Raise Masters TWO DAYS, I was able to instantly justify the annual membership fee and then some.

Default rate - as you scale you will have a 10% default rate on loans.

The management company replaced some of them, however there are still several other fees related to the theft that we are trying to get reimbursed for (they told us we would not be charged, they charged us anyways).

Next, I tend to recommend that clients stay away from inflated HOA fees.

I have RentRedi charge them a late fee after the 4th day if rent is not paid.
