If it's taking longer than that, consider whether your price is too high or your marketing needs improvement.Take 10-20 minutes every day to study the market on Zillow, Zumper, Apartments.com, REALTOR.com, etc.

I still have to put all the pieces together to best illustrate this, however I promise that I will post this case study showing exactly what I did in order to get my contractor brother-in-law the $46,000 in contracts in just a short period of time and I sincerely hope this helps you generate more revenue for your business.

Study different exit strategies, choose one based of off your goals, timeline, and risk tolerance, then find a mentor. 

If you are looking to generate tax breaks, if the property is a more expensive one, you might do a cost segregation study and accelerate the depreciation deduction when you purchase it.

@Michael Zandona - as far as I know, you can do a cost segregation study on any investment property.
