Well, the rents in Chicago have been raising, even in the Southside, which is mainly coming from one particular neighborhood: Pilsen.

-Over 150 hours of educational content that is available at your own pace to take you from very basic investing concepts to very advanced topics on tax strategies, raising private capital, STR vs MTR vs LTRs, legal, how to scale your portfolio, etc.So no, you cannot receive that for free on BP forums, and you cannot access that kind of value and deals as an individual investor.

We gave our previous tenant who lived in the garden unit first dibs on this unit and we gave them a deal on the rent since we had a ton of interest and likely could have gotten $1600+.Our rents may be a bit below market at this point given we haven't really raised rents in years.

Team,I'm trying to get my deal analysis muscle flexed through repetition.

And we will raise rent over time as well.

Like @David Ramirez mentioned, inbound marketing is really effective and attracts sellers who are already raising their hand to say "I'm looking to sell". 

Was about to sign up with Relay because so many BP big names have publicly endorsed them...but after researching I've been seeing similar issues raised by other customers, like those on this reddit post.
