I'm not too familiar with NAF cash, but it sounds like you were going in very aggressive (~10% over asking and paying extra to finance an all cash offer) - I'm wondering what area in LA is still seeing that amount of competition where this is required?

One notable attraction in the area is the Hsi Lai Temple, a large Buddhist monastery that serves as a cultural and religious center.

I do totally understand the 45 minute drive to LA is definitely nothing like the 45 minute drive from the country to town!....

If I was inclined to hear from an LA, I would have wanted to know what my 30 day net would be. 30 day likely price minus commissions.

@Aimen Shawki If you can pull off the plex deal in LA I think that would be your wisest long term move.

I think what happens in LA is there is low supply high demand.  

@Tina Chen LA is the obvious choice.  

@James Park Yes, I have been up to H-mart on Pleasant Hill but in my opinion, it's a far cry from the Ktown in LA - I know because I used to live in northeast LA.  

You can go to Local Meets, Ask agents if they know any wholesalers in the area, and even call those bandit signs that LA is saturated by.
