Hey @Jim Vani - No problem...I think oftentimes people who create courses or provide mentorship-type programs like @Andrew Holmes get a bad rap, but often the people who are criticizing them are the people who aren't taking action or are not happy with their results.I am actually not going to BPCon2023 because I have another event in Atlanta during the same week...I think next year I'll be there for sure.Regardless, of BPcon, I'd be happy to connect...we are both in Chicago and contractors...I always looking to learn from others who have been doing the industry.

You need to be more specific about that because a few hundred thousand would work, but if you mean under 10k, you aren't close to doing anything in real estate. 15k is your minimum for reserves after purchasing so even if you buy something with 3.5 percent down, you need that downpayment plus 15k plus closing cost and any rehab.It seems you just like what you listened to, but you should not invest at all for at least a year because you are too likely to be convinced something is a good deal before you know anything.

Flipping is not a great option right now if you aren't experienced because regular home buyers are buying a lot of the dumps and overpaying, spinning the market for trash homes up too high to make any money flipping.

You don't know the law, you don't know how to handle difficult tenants, and you aren't local to work on it.This is what Ohio law says: “The tenant shall not unreasonably withhold consent for the landlord to enter into the dwelling unit in order to inspect the premises, make ordinary, necessary, or agreed repairs, decorations, alterations, or improvements, deliver parcels that are too large for the tenant’s mail facilities, supply necessary or agreed services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors.”I would give the tenant a short, direct warning that they have 72 hours to coordinate with the vendor and set a schedule for repairs.
