Of course I’m nervous that I’m pushing it too much and contributing to this insane market but at the same time I know it’s a long term play and once I can rent both units, the cash flow will be there along with all the other benefits of owning that you mentioned.

If you are young and have not collected kids, dogs, and commitments, I'd suggest putting your head down, delaying gratification, working your a$$ off (get a second job, drive for uber, deliver pizzas, buy a pressure washer and knock on doors asking to pressure wash driveways, etc.), living off of next to nothing, and looking up in 12 months to re-evaluate.

If there’s no tax basis remaining in the property, which I presume is the case given it’s 50 years old, this would be a complete wash for basis purposes.That said, if you have stock basis and this is the sole asset of the S-Corp, consider (1) dissolving the S-Corp in the same year and (2) pursuing a cost seg on the property once it’s in your new LLC.An important note is that the value of the distribution to you is the basis you’ll receive in the property.

think bigger. we build a triplex that's very popular in columbus. for house hacking unless you want to live with your tenants or rent bedrooms out push the dwelling units up and run the numbers. as long as you can qualify for it
