I had always preferred buying rentals. 

Which also by the way my preferred lender doesn't charge for the appraisal until closing and no charge for it unless the deal closes, but I think that is somewhat rare. 

I prefer slightly more rural areas as that’s where I’m the most experienced so they will all have septics and/or wells.

Its less a niche than it is a standard business.  

Once you buy a lead / deal from a Homevestor franchisee you're generally on your own.My experience with Homevestors is that they're savvy, creative investors who prefer to work with new investors because they can dump deals on unsuspecting newbies.

In the midterm rental community, it is regularly discussed how frequently people inquire about accessible properties, particularly in the highest end insurance placement niche where there is, indeed, a price premium on accessible properties.

Maybe give Dad a preferred return to reflect how much capital he has locked up on this deal.IE say property is worth $4m with no debt (keeping it simple), and cash flows $800k annually.

A growing number of my clients have been utilizing this niche of protection.

I have $200k cash to deploy in the process, but would prefer to use that for a down payment on a home in the place where we’re moving (similar VHCOL area.)

Does anyone know of a trustworthy handyman that is priced reasonably and does a good job? I also need a general contractor with the same characteristics. I hate when my PM sends somebody out to fix a toilet that needs...
