She qualifies for Section 8 because she is staying home wtith the kids and they aren't a married.I don't rent to druggies and I don't rent to people who know a lot more about working the system than I do.Of course, I don't see any honest straight-forward applicants because I tell every caller I don't do leases. so the only Section 8 tenants I see come out do the entire interview, fill out the application, and then spring it on me that they are Section 8.

The old tenant left it in great shape, the cleaning people were there and gone the next morning, and the new tenant moved in that evening.I think you asking what you should tell prospective callers.

As of right now my plan is to 1.) run an ad in the paper and all over the internet advertising a 3/2 fixer upper and tell the callers that it sold and get their info, 2.) drive around and find recent rehabs (there are a ton in Raleigh) find the owners contact info on the assessors website and then email or send them a letter introducing myself and ask to add them to my investor list, ( is this invasive or most guys wont care?)

I'm not sure I could've done much differently (other than alter my basic marketing strategy), I know when I run an ad that says; "owner will finance with $2,000 down", that a lot of my callers are going to be marginally, or not at all, qualified.That said, every time I've sold it has been for over FMV.

Callers to your yellow letters often assume you are interested in paying FULL PRICE because you "took the time to send them a letter about their house".Good marketing strategy is to TELL PEOPLE WHO YOU ARE and WHAT YOU OFFER - i.e., what problem do you solve?
