What types of IRS/CPA approved payments are working well for rents to LLC entities to keep personal and business funds from co-mingling? 

Hi Adam,The seller pays the seller commissions and (usually) covers the buyers commissions as well so you shouldn't worry about those fees.The 10% vs 20% I feel like is a personal opinion.

By themselves, improvements to property you own are considered to by personal property and not real property. 

OTM was more a round table discussion of current events, predictions, news etc as it related to real estate, where the hosts also provide some great personal stories that relate to the topics discussed. 

The owner was motivated due to personal circumstances and wanted to avoid the hassle of listing the property publicly.To negotiate the deal, I started by understanding the seller’s priorities.

Avoiding the occupants from squatting is best addressed with background checks, employment verifications, and references before signing the lease.

I personally am not investing at the moment. 

.: I would go HELOC for sure that would be best as others were saying the lower cost for the money changes between paying a higher rate for a personal line and typically personal lines they want a higher monthly charge as well independent from the interest rate.
