We just (two weeks ago) had outgoing tenants who were great and signed a new lease with their friends, who passed our screening with flying colors.

Taking the approach of being friendly and offering to help the landlord out goes far further.Case in point the salesman who was extremely out of line and happened to have emailed me from his work account.

My AC evaporator luckily has an access panel that is easily removed and then a service plug in the side panel of the coil (plastic disc wedged into sheet metal) that I was able to remove, liberally spray down the coil on the 'incoming air side' with cleaner bought from lowes, and carefully spray some water onto the coils from the easily accessible 'outgoing air' side to back rinse after waiting the recommended time.

We've had success with out-going tenants not damaging the property, even when they were being evicted, by remaining polite and respectful.
