I personally find that many investment brokers marketing materials do not show complete, nor correct financial information, correct expenses or assumptions. 

Right now I have all expenses (utilities, material, labor, interest loan payments, insurance) posting to the WIP account. 

You will even get it in writing (he does all his training orally using slides and at least we didn't get a copy of any material, so you have to take notes and pictures to keep up).Invest those 20k, 30k or 50k into a property, whether it is rehabbing and fliping, BRRRR-ing, or hacking, and network with local (from Dallas, not Austin) REI, realtors, loaners, etc. which you can find here and in the REI meetups.

Now if you can find a deal for another GP or help them raise their capital or perform any of the other tasks noted above you can market yourself as a CO-GP and put the property on your website and represent yourself as the GP in your marketing materials to bolster your credibility and raise capital for your own deals.

The only material difference is the down payment requirements and prepayment penalties that come with DSCR loans. 

He would be mostly learning and not contributing a whole lot besides some onsite coordination, surpervising and probably some input on design and materials.

It can be better to often estimate repairs or replacements on the high end and get a credit so you can choose materials and quality used and potentially pocket any unused difference.
