Not implying anyone who has tried to help is insincere or has mal intent.What the OP wants is immediate relief from the anxiety of a situation that merits a thorough discussion with a qualified CA who will ask the right questions.

Some will suggest a Quiet Title suit, but that has no merit here, and could only serve to possibly, just possibly, get the 2nd mtg holder to the negotiating table, or so that's the theory of some.
