Any damage incurred to the AC system by filters or lack of will be accessed to the tenants.Steam Cleaning: Tenant is required to professionally steam clean the carpet upon move out and provide the Landlord with receipts.Professional Cleaning: Tenant is required to return the house in the manor such that it appears to be professionally cleaned.

normal wear and tear of a property; ie. touch up paint on walls, steam cleaning carpet is landlord's responsibility.However, make sure that the kitchen (stove/oven, refrigerator, sink, floor, cabinets and drawers) and bathroom (sink, shower/tub, toilet, mirror, floors, cabinet) are cleaned thoroughly.

I'd think you'll have a much easier time defending yourself if your lawyer and/or CPA set everything up for you and you followed the game plan they laid out for you than if you wing it, then dump a steaming pile on their desk looking for help defending yourself.

The eggs are very difficult to kill and the only thing I've found that will actually kill the bugs and the eggs is steam or suffocation from tightly bagging smaller items in trash bags.
