I either need the unit back so I can rent it to someone else, or I the tenants need cash to pay their rents.The moratorium has simply set up a massive forfeiture of assets by the US Government without due process or legislation.

Hello Everyone,I know that Congress just recently passed legislation providing 25 billion in rental assistance.

Housing subsidies included in Covid Relief Legislation will not come near resolving the financial burden placed on property owners/landlords during this crisis - nor is the court system equipped to handle the eviction tsunami in the making. 

However, even if the Democrats decide to make this a legislative priority, I don’t see it happening before 2022, which the economy is still in COVID recoveryREAL ESTATEEviction Moratoriums: these will likely be extended – my guess is until Q2 or early Q3 – when the vaccine(s) are widely available and business starts returning to pre-COVID levels1031 exchanges: Biden has mentioned he will restrict these for people with > $400K income.

Thanks to the relatively new statewide AB1482 law in California, if they've lived there for over 12 months, you can't terminate their tenancy (even if they're month-to-month tenants) unless: 1) The property qualifies for an exemption, or2) You have "just cause" You can read this for some basic info on this new law: https://cal-rha.org/legislative/ab-1482/However, given that this is a very complicated law and it's affecting every unit of your property, combined with the fact that it doesn't seem like your property manager is much help, I'd suggest you seek out a local/experienced landlord-tenant attorney for their guidance on the matter.Good luck and hope this works out for you.

certain politicians in Springfield are pushing legislation to pass the Illinois legislature THIS WEEKEND. 

I am also expecting legislation in the works such as some cities already have that make it harder to screen since those taking advantage of this situation have essentially made themself unrentable as those left behind will tighten screening.  

Rates are still extremely low, and the real shortage of housing is at the entry level market where there are still grants and legislation on the table to give tax credits to first time home buyers.Rates going up from 2.75 to 3 is a significant jump; but at least most of my residential clients still look at it as they want to move quick before they go even higher.

His e-mail was more on where they are at in the legislative process vs actual language, so no wonder I'm behind on what it says.
