Can anyone point me in the direction of a good resource for me to learn from on the best way to find these homes and more importantly how to incorporate this avenue into my business model.

Everything from:(1) contract a property manager, (2) analyze lenders apples-to-apples, (3) engage your contractor (and I've even included a document for your contractor to use to provide you itemized bids on work - no more guessing what you are paying for), (4) a lease agreement, (5) a "checklist" of business incorporation items to launch your real estate LLC and (7) even a BRRRR deal analysis spreadsheet so you can know right away if you'll be making a great deal.These legal docs are enforceable in all States.

Everything is going well, and we're excited to continue learning/growing in our REI venture.Here's where I would love some advice, from those of you that have taken the step of Incorporating (LLC's, Series LLC, etc.)My brother and his family have recently moved here from California, and we're ready to invest together moving forward.

A company based out of Nevada has reached out to me and is stating that I should use their incorporating services. 

Our gut instinct is to put the tenant relocation upon the seller as part of a purchase and sale agreement in a manner that is allowed under both Federal and local regulations and incorporate that time period into our development activities--i.e. budget and development planning and preliminary approval of financing by our portfolio lender--we would probably hold off on architectural and permit work until seller and tenant have come to an agreement for tenants re-location and hopefully close on the property after the tenant has actually vacated the unit.

There are several advantages I have seen to incorporating their for asset protection.Any thoughts?

I am going to begin incorporating some bandit signs as well.

This proposed city covers most of eastern & southern DeKalb County that's not already incorporated, would be the 2nd Largest city in Georgia!!

If you'd rather not buy used the furniture, you could at least incorporate it with a local artists work.The decorations are one of the most important things to get right with a STR so I wouldn't skimp on the finishes.  

Additionally, I'm not sure if there is a best time to do this, would it be wise to incorporate prior to my first property or should I wait until I have more of an operation running.- Insurance - With my flips I plan to do most the work myself and contract out any bigger jobs outside my abilities or that require a permit.
