I am new to investing, but super capable of doing everything the exiting-partner was doing (banking, financial decisions, taxes, running the LLC for the homes, and anything that requires any work or contact with another human being).

It basically teaches you how to be a better human being so that everyone is rooting for you to be successful. its all about being the best guy or gal you can be and how to improve peoples opinions of you.

These are just my predictions.As with anything, humans tends to over-react to any changes in market conditions or information.

They want to make sure you will be able to pay your loan.When they ask for additional information, and they will, get it to them as fast as humanly possible. 

But my partner needs human interaction to learn new concepts and someone to question and spar with.  

I guess this comes down to more a human behavior discussion which is beyond what I really wanted to get into.Maybe I am just lucky but some of the agents I have been involved with have said some pretty crazy things to make sales.

Sometimes it is to some extent a human condition I suppose.

Some of the improvements are tangible personal property that gets depreciated over 5 years (or 7 years for some property) and some will be considered residential rental property if they are structural components, necessary for the general maintenance and operation of the building or necessary for human comfort.
