Enlighten me…all things considered, why a HELOC instead of a HE Loan?

Unfortunately, I spend way too much and would need $3M in equity to return far better than 6% to support my spending habits (for better of worse).I am not attempting to be critical as much as enlighten readers who are not doing the math to what the numbers indicate. 

Please enlighten us all.  

@Triston Murray what a great story/experience you posted and kudos to you for your determination, creativeness and thinking outside the box.Your Network, Support System and self conviction is sometimes more important than your today's resources (money).What an enlightening post :)

Instead of looking at this as a way of avoiding something, let's look at it as a way of gaining something.First, let's assume that the property in question has been paid off (maybe for some time now), and the REI has been enjoying the heightened cash flow that comes along with it. 

Could you please enlighten me?  

@Lane Kawaoka, Could you enlighten everyone on what happens to that benefit of the bonus depreciation when the LP sells the project?

Perhaps someone in the Tampa market can enlighten me on seasonality trends, and give advice on how to make sure I dont have vacancies.
