Not only are they advertising a property they do not own, in violation of the statute, they are offering for sale an "interest" in real estate... see 475.01.Wholesaling, the way it was initially raised in this thread by the poster which inspired my initial comment (a non-licensee putting a property under contract and then assigning that interest for a fee), is the definition of unlicensed brokerage in FL.
