I would punt the deal and go get one that’s not going to suck your energy.  

The problem is that it seems that it will be very difficult to generate even a neutral cash flow given the high HOA fees, taxes, and insurance in Florida.

For example, on Duke Energy's Warsaw site, collectively 87.5 MW, the developer built a new substation off Penny Branch Rd. since the generation facilities exceeded the existing distribution capacities.

If you're more conservative, you might want to increase your fixed income allocation.Income needs: If you plan to live off your investments in retirement, ensure your portfolio generates sufficient income to cover your expenses.Remember, this is a general guideline.

There are a lot of markets where you can generate a profit. 

In real estate, this means buying properties that generate income—while we sleep—and (ideally) appreciate in value over time.
