I have had a fridge and water heater go out in the same month. 

Part of the problem is the main refrigerator is a bit small but there's really no room for a bigger fridge at the moment without remodeling the kitchen.Another option might be to put a second fridge out in the garage, but it's easier to allow roommates to have a mini fridge in their room.

The stove would need to look as though it had never been used, the fridge too.

Did the fridge stop working? 

I don't know if it's caused by dropping something or by them standing on it so they can reach the cabinets above the fridge.

Said everything was fine so I handed him the keys.The very next day he started calling and texting complaining about how everything was broken and he would need me to pay for a new washer, fridge, CO detector, thermostat, shower faucet, screen door, and blinds.

They finished yesterday and now all it needs is a fridge and a stove and it will be good to have someone occupy it.I did have to go with electric heat and I have to pay all utilities so I'll eat that until I can change that (hopefully early next year) and get everything going there.
