Hello everyone,I saw an AD that was in my email with Biggerpockets (Finance Of America) I called and got a rep when we asked for his NMLS# he told me that he is an employee of FACo Umbrella Commercial Lending N.O.O and his NMLS# only reflects his previous employment at a bank, and Commercial lending does not require a NMLSThey do loans for fix and flips, buy and holds.I want to make sure of who we are dealing with.

When I told him that they were under contract with me and had been for several weeks he said this was the first he had heard.The reason being he had not heard anything is this woman has entered a contract with me because she is a foster parent and is hoping to foster more children at my residence she currently fosters 4 and wants to move up to 6 foster kids.

I mean there are still sellers out there that wont use a realtor or any other advisor and don't know what to ask for in a buyer. and that allows the buyer with no real financial backing to get into contract.. it happens.. just like bird dog or wholesalers for the houses there are those that try to pimp development land.. most of the times they cant get into contract because they don't have the ability to transact.. but occasionally they do.. the one I am closing on in Oregon in December came from such a person and I paid him 125k in cash for the assignment.. but he worked for a large land development company as a employee for years.. so he knew the game he new the process.. and he got this seller under contract..
