They’ve now been financially settled with KCHA for several weeks and still have not distributed the funds to owners (even though I was specifically assured on a phone call that they would push them out immediately), meanwhile we have been personally floating mortgage payments.The most recently cited justification is that they are having to play admin catch-up due to “shelter in place” orders requiring them to work from home.

Cracking in these floors is quite common around here in older condos.Since laminate flooring "floats", the sub-floor can be somewhat imperfect.

For one- sometimes, depending on the situation and the owner, we float them their payment while we attempt to collect the late rent.

@Douglas CurtissI’ll throw my two cents in...Management I always put in 10% bc I may want that option in the future and my time is also valuable so if I’m working more I want more return.Capex and repairs float for me.

So shared maintenance allowance helps all the units float along throughout the year.  

I just met someone with 10+ short term rentals they bought last year, the insurance and taxes doubled and they have floating debt.

(My tenant did this and was amazed at how many bugs floated up.)

Yep, super popular here in Lower Alabama.Unfortunately the wait time for the first check can be up to 90 days here --- depending on their workload, etc.As long as you can float, you of course get paid retroactively from the date the tenant was approved and signed/dated the lease.In Mobile, the only way to be paid is direct deposit - sweet!
