IMO, listing your home 15K below FMV HOPING for multiple offers is not in your best interest, unless it is your idea to facilitate a quick sale.In the state of Arizona, if a ready, willing and able buyer is secured for a listing at the list price, and the seller refuses to accept the offer, the agents are entitled to the agreed upon commissions.

So yes, Contract-for-deeds, land contracts, lease-options and any installment agreement made that has as its purpose to facilitate the transfer of title from a property onwer to a homebuyer is included!

They are new, no money, no experience and some have no clue, they can't protect themselves from getting messed over by a slick investor, they can't seek recourse if they get stiffed and they probably will break the law as they use verbage and say things that are not correct as they attempt to facilitate a deal!

Most likely, the only way to get paid for facilitating an option would be by special agreement made by and between you, your broker and the seller/optionor or buyer/optionee (or both). :)
