Does anyone know the Virginia laws regarding taking pictures of the interior of an occupied rental unit during a routine inspection of the unit?

I will start adding this into my routine and I’ll keep you posted on what happens.

The IRS does not like this and will routinely disallow such an arrangement if discovered.But there's the same result from the opposite action. 

The home inspector also recommended sealing valleys and flashing as routine maintenance in order to prevent leaks, which i did. 

This is a routine, day-to-day thing that's very likely to occur during a 1-2 year lease option contract period. 

WA easier as sales are only Fridays  but when you have sales daily then yes it becomes a routine and you need your bank on board..  

I always advise to buy your own title insurance from your own title company......their’s is not really “free”, they add a bunch of junk fees and they routinely only search for “recoded” liens.

I routinely get better than the 1% rule on all mine.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).
