Currently, 60 days before a tenant's lease term expires we decide if we would like to extend an offer to the tenant to sign a lease amendment to extend her lease for an additional year.

If they have an opening in December they just extend the lease length from 12 to 15+ months or do a 6-month lease and renew for 1-year.
