@Krishan Sharma First, to qualify for the Section 121 exclusion of taxes on sale of a residence, you must live in the property two of the previous five years ending on the date of the sale.

@Shiloh Lundahl - if she isn't currently living in the property, yes, she could move back into the property and live there for 24 out of 60 months to qualify for the 121 primary exclusion.

Would you say then that the REI would go ahead and sign a lease option agreement, which is contingent upon finding a tenant buyer within the next 30-60 days, and the seller can continue to market their house in the meantime Iwith the REI as an exclusion if the house is listed)?
