There are a number of disadvantages but my biggest issues are the inability to select contractors, no negotiation on prices, and controlling when people get paid. 

Foreclosures aren't happening right now, so the lender is at a disadvantage there.

I am curious to the answer as well.I would see the advantage being that there is little to no financing involved with the buyer (being a REIT or hedge fund) with strong buying power.I would think the disadvantage would be potentially jumping through hoops with the decision makers?

This certainly has some disadvantage and risks, but perhaps it makes sense in certain cases.
