After a few weeks of digesting information i've come to the conclusion the most valuable things to learn and mastering in RE are Deal Analysis (Finding a good deal) and RE Finance (creative financing).I'm looking for some direction on what to specifically do to master these two concepts.  

Here's a commercial and here's where you can look up the income cap in the census tract of the property. 

The tracts are in a rougher part of town so I'm just looking at holding, it's really a long term investment.

Digesting some of it pushed my timetable back as I continued defining and then creating my database tables.

Surveying gets pricey on larger tracts, I think they charge by the linier foot. call a surveyor and tell you exactly what's involved. 

It will vary depending on the lists you use, but in general, you should space out the touches every 4-6 weeksThat is probably a lot to digest for now.  

My main goal is learning the trade well and hopefully creating my own development company from Tract homes to commercial.

At least one of the tracts is marketed as a multi-generational home and I can't wait to see how they perform this Spring.
