This can ultimately take up an entire day of showings where I feel like I wasted my time with tire kickers and unqualified people.What I would like to do in the future is have prospective tenants fill out a FREE pre-screening application online, then I could approve/deny them.

Second issue - I accepted that I would have to refinance the line of credit again after 12 months, to unlock the additional equity in the home, (hesitantly) and applied for the heloc with BB&T who was offering 90% LTV & was actually DENIED because "my debt to income ratio was too high".

Flooring, countertops, paint, ceiling fans, stole all the mini blinds, ect...They considered that "normal wear and tear" and denied the claim.I then get a letter saying they are dropping coverage for too many claims thus putting me on a wild goose chase for insurance 1 month before my annual renewal.

Although the FHA does not specifically prohibit discrimination based on “citizenship status” or “immigration status,” denying housing to undocumented persons could constitute discrimination based on “national origin” where the discrimination is based on the tenant’s language or national origin in general, regardless of immigration status.

Some of the lenders that offer amazing terms will back out of the really juicy deals since they aren't stable enough OR, they will ask for a larger down payment which is the other way they have of killing deals that they don't want to outright deny
