If there have been a few months of late payments though, that definitely warrants having a deeper conversation with the current owner.If the owner doesn't know much about the cause of their tenant's late payment situation, go directly to the source and have a friendly conversation with the tenant and introduce yourself.

It's hugely trolly, weird, and borderline sociopathic.Healthy disagreements are fine in forums, but when you initiate the conversation, you can't later hide from it and make it like someone else started it when the entire dialogue is right above.A lot of this has to do with personal fragility and internet puffery.At one point, I invited two trolls to hop on a recorded (for everyone's sake) Zoom to discuss what they were up in arms about.

Secondarily, if we can have a year wherein we can significantly decrease our tax liability thought REI, we would use that year to convert some of our tax deferred investments (403b, 457b) to in-plan Roth conversions and pay the taxes on those conversions - hoping that makes sense.We are open to STR, MTR, LTR - we just want to make a wise decision that lowers our tax liability.

So Monday morning I get the script I made together and I just go for it and ill admit cold calls are scary but never something I've been afraid of so after about 4 calls I get a guy who is interested in what I have to say and remember this is day two but I am able to get myself through the conversation ask him enough questions to have an idea of what he would be looking for and he was like all right. text me your name and number and let me know when you have some thing.

I have not had many student applicants which was alot of reason why I purchased there  You should have an honest conversation with your manager about expectations around lease-up time.
