I know this is an old post, but I just saw it now and figured I'd add a comment here in case any of you are still looking for a PM in North Jersey that offers excellent service!

you can build one development and entitle raw land and get 30k a month with your balance sheet and cash drawdown ability. no one who commented in columbus really does that but it's what I do. if you want to buy one at a time or 3 at a time and take your time in older housing stock I would but ground up land development and real estate development is very good and strong and new construction is on fire in columbus where the economics work very well.

The conversation began after we commented  on a teacher's  BP forum post  about paused distributions that he was reliant on for medical treatment.

We have a long list of locks we support but that's the one I hear most positive comments about.

The comment that @Greg Scott made is intriguing, because his experience is that those two units make a big difference in how the deal is done, from the business plan onward.  

A little extra info that I left out prior, that seems to be relevant due to some of the comments, is that I do have a property that has been our primary residence while in school.
