I would intend on owner-occupying that unit for a year and then renting it out at market rent ($850) to boost total rents to $3,930.  

I've seen several different businesses in their infancy get a boost just from going around to different offices' sales meetings pitching their service or product.

Also, cheaper oil almost always boosts the local economies of outside oil-producing regions.

There is not usually a lot left over due to getting caught up from the lean months.Plans: Re-establish the emergency fund but boost to 6 months reserves.
