I'll preface my response by saying we do not wholesale, so on the couple of occasions where we have assigned an Agreement of Purchase and Sale to a party other than one of our own entities, we made no effort to hide our negotiated purchase price and were very upfront about the fee we would require to assign the contract (6-months of revenue).

A newly acquired duplex on one side it's a 2/1 (or technically a 1/1 with a den as the den doesn't have a closet) I have a kitchen area - fairly standard - all along one wall, the wall being 11' 2" long and all the cabinets and appliances need to be on that wall.Currently it's a blank wall, as everything was ripped out by previous owner before foreclosure.I am trying to get some input on the design and layout, not so much "which is better?"

Even IF you could fix it all for $15k plus the PP of $8k for a total of $23k, you'll be lucky to get $550 rent [on occasion between vacancies and vandal visits].Unless you have experience in this type of home I would make like Forrest Gump... and run away from this money pit.I tried this price range of homes when I first went full time a few years back and hated it.

If you are talking about buying bank owned properties, why don't you get yourself a good agent that you can write all your offers through, he/she can get all your paperwork from you, proof of funds etc, you sign a bunch of blank purchase agreements without the specific property on them, you can call email or text your offer to your agent, and they can fill in a couple blanks and submit.
