I can't believe that the agent can behave in any way they chose to and perform or not perform, and you are still obligated to pay them and cannot switch to a service provider who will actually represent your interest in to any degree satisfactory manner...

Making your tax software behave this way could be tricky though.

I will certainly be having a conversation with the owner of the company about expectations and whether or not they feel they can continue to handle the properties that they manage on my behalf.

Thanks Filipe, We are new to renting and being landlords, so we just don't want to be having to chase down the established tenant on the lease, in the event that the others end up not being able to pay rent. 

I wouldn't recommend playing the equity game when we're likely in a peak market.Different markets behave differently, but my experience shows that condos don't appreciate the way a single-family does, and condos tend to have growing expenses and other issues.

If you are using an agent, you should be having a discussion with them immediately.

Currently, my unit is being turned over (painted, repaired) from tenants who lived there for 5 years.I will be having my contractor itemize the following costs for repairs to deduct from their security deposit of $2200.Are these fair and reasonable deductions that go beyond reasonable wear and tear?

I have learned about certain strategies but seem to be having a hard time putting all of the pieces together and logically processing if I am in a position to grow.

It seems like if rates were higher when I was trying the sell, the buyer would be having to pay more in interest.
