Just a little background: No debt, I get paid to go to college (scholarships)Good Credit (high 700's)Have begun reading books and listening to multiple BP Podcasts daily.Interested in flips, and multifamily properties (especially a duplex to start out)

I have begun contacting other agents and was wondering if I would continue to hit this problem.  

From a numbers perspective I've only begun to research the area, but I have personal reasons for targeting it.I'd be interested in your thoughts, success stories and tales of caution.Also, if anyone has recommendations for lenders (both conventional and alternative) and/or brokers in the area, please let me know.   

I have begun putting together a team ( private lender, agent, contractor/fix it guy) to make my first deal a reality.

I have already downloaded and begun reading the free beginners guide to real estate book.

I've begun to notice a lag in the timeline between the content of the program-systems offered and the reality of where the current real estate market is.
