How is the best way negotiating with for sell owner of multiunit
I found a 8 plax for sell by owner who is 80 years old and like to sell. How be the best aproch to lower her asking price and buy the property.

I have never tried to tackle that exact fact pattern but I am reading a book on this topic you might enjoy. It is Jay P Decima's newest book, Real Estate Fisherman, and I am enjoying it (very folksy and more about strategy).
In fact, it is about this exact strategy of seeking seller financing (often from older or out of town owner) for what he calls "colony type houses", often 5-10 unit multiplexes or cottages on one lot. He also has a "fixxer" theme (as in his other books and seminars), eyeing uglier properties with below market rents he can increase with some cosmetic improvements.
He even has some worksheets about properties and some numbers to use... I would say one theme is to look at the owner's needs (is it income, security, a place to live, tax advantages, taking over a problem, a reliable buyer who can make monthly payments, etc). Perhaps price is not the main issue or just one of many issues, for example, if you can make the numbers work for you (think creatively on amortization, rates, terms).. He has more creative ideas than you can shake a stick at (and lots of funny language like that)... I may do a blog review on this book later this summer.
